Yes, for the first 50 members, I'll get your property under contract for you. We'll look at your state's real estate laws to determine what that looks like. Most likely my TN LLC will make the offer, then assign the contract to you for $1. If the seller doesn't like the idea of an assignable contract, there's options around that as well.

The interest rate will be negotiated directly between you and the seller. It’s not one-size-fits-all. I’ve personally negotiated a 7% fixed interest rate, while a client of mine negotiated 0% interest. Maybe. Sometimes a real estate agent makes things easier, and sometimes they make it harder. It depends on the property, location, and the agent’s knowledge of the area. A real estate agent who knows the area well is worth their weight in gold.
